Robinwood Apartments
Overview
Robinwood is a 51-unit apartment complex for the elderly and disabled located at 1324 Prairie Avenue.Robinwood does not discriminate on the basis of disability status in the admission or access to, or treatment or employment in, its federally assisted programs and activities.
Income Limits
The building is designated for persons who are low-income, which is defined as at or below 80% of the Rice County Area Median Income. The current income limits are as follows:
- 1-Person Household: $54,150
- 2-Person Household: $61.900
as of 4/1/2022.
Rent
Rent for the complex are based on 30% of the household’s adjusted monthly income. Residents are required to recertify their income and expenses on an annual basis in order to verify they are paying the appropriate rent based on their income.
Unit Sizes
Fifty of the units have 1-bedroom, while 1 unit has 2 bedrooms. Each unit comes with a refrigerator and range. There is also a community room available for tenant’s use that contains a kitchen, TV, fireplace, piano, tables and chairs and an outside patio. In addition, there is a common laundry room available for tenant's use.
Pets
Tenants are allowed to have small pets, including cats and dogs weighing less than 15 pounds. The building is located on the local bus line for Hiawathaland Transit, which will transport residents to the grocery store, library, churches, mall and other city destinations.
Smoking
Smoking is not allowed in hallways, stairwells, corridors, elevators, common areas, or individual resident units. Smoking is only allowed in the designated smoking area on the east side of the parking lot.

Applications for this complex are taken on an on-going basis. As part of the application process, applicants are required to complete a credit check, criminal background check and rental history. Occupancy Policies
The Housing and Redevelopment Authority has adopted an Admissions and Continued Occupancy Policy as well as a Pet Policy Addendum and a Tenant Handbook. These documents guide policies and procedures for both management and residents.
